  1. Can I sell during Probate?
    Absolutely, as long as you have been named as Executor, the court has approved the sale, and the heirs are in agreement.
  2. I am behind on my mortgage. How much time do I have before they foreclose?
    It generally takes 6 months for the bank/mortgage holder to foreclose on a residential property. The official foreclosure notice is sent at least 30 days prior to foreclosure.
  3. My home needs repairs/updates. What are my options?
    You can sell your home “as is” to an investor or someone who flips homes. There are also contractors that will wait until closing to get paid enabling you to make repairs/updates and list the home for sale.
  4. How is selling a home during Probate different from a normal sale?
    The court may place conditions on the sale, heirs have to be consulted/included, the title company will require additional documentation.
  5. I received a foreclosure notice, what are my options?
    You do have options. You can request a forbearance in order to sell the property or do a “short sale” if you owe more than the home can be sold for.

Solutions

Retail Sale – Prepare and position your home/property to sell at a premium price on the open market. Tommy and Elaine were ready to upsize and needed to get the best possible price for their home. Randy had not made mortgage payments for six months and the lender began foreclosure proceedings. I found a buyer for the home and worked with him and the lender to do a short sale so that Randy would not have a foreclosure on his credit history.
